Real estate agent Tristan Marino helps people buy and sell homes in Aledo, Walsh and west Fort Worth. She holds five national designations, including Certified New Home Specialist, Accredited Buyer’s Representative and Seller Representative Specialist. Her deals include homes in Aledo’s 76008 ZIP and in Weatherford. In Aledo, brand-new communities sit next to established acreage, and a home’s price has to account for both.
What Tristan does
- Buyer’s agent: representation for a pre-owned home, from the first showing to closing day.
- Listing agent: pricing your home against nearby builders and resales, then marketing it and negotiating the sale.
- New construction agent: your own representative at the builder’s sales office, in Walsh and every other Aledo ISD community.
- Relocation agent: help for families moving in from out of town with schools, taxes and which neighborhoods to tour first.
Where she works
Aledo ISD reaches past the city limits into west Fort Worth and nearby unincorporated land. Walsh, for example, is inside Fort Worth but its students attend Aledo ISD. Tristan covers the whole district plus the towns buyers usually compare it with. See Aledo neighborhoods for each community, or moving to Aledo for the overview.
The market right now
Aledo is leaning toward buyers. Prices in the city are down from last year, the typical home takes about seven weeks to sell, and most sell a little under list price. Builders are competing with resale homes through rate buydowns and closing-cost help. Buyers have room to negotiate, and sellers have to price closer to the market. Tristan’s home value request and her monthly builder incentive sheet both use these numbers.
