Buyer’s agent Tristan Marino represents people buying pre-owned homes in Aledo, Walsh and west Fort Worth. She is an Accredited Buyer’s Representative and a Real Estate Negotiation Expert. Most Aledo homes are selling under list right now, so the price and terms you negotiate matter.

What a buyer’s agent does for you here

Aledo resale homes compete with new builds a few miles away, where builders are offering rate buydowns. Tristan uses that when she sets your offer:

  1. Before you shop, get a lender pre-approval and a monthly payment that includes the real tax rate for each area. Many older neighborhoods carry no PID, and new ones often do (rates).
  2. The search covers homes that fit your list, including established neighborhoods and acreage that don’t always show up in a quick search.
  3. Your offer is set from recent comparable sales, days on market, and what a builder nearby would give you instead.
  4. The inspection checks foundation, roof and HVAC age, plus septic and well on acreage. What it finds goes back into the negotiation.
  5. Tristan keeps the appraisal, title, survey and final walk-through on schedule through closing.

Pre-owned or new?

A pre-owned home usually has mature trees and room to negotiate, and it can close in 30 to 45 days. A new home comes with a warranty and builder incentives. If you’re weighing both, Tristan also works as a new construction agent, and the pre-owned guide compares the two side by side.

Questions buyers ask Tristan

Do I have to sign something before we tour homes?

Yes. Since August 2024, you and your agent sign a written buyer agreement before touring homes together. It spells out what the agent does and how they're paid. Tristan walks you through it before the first showing.

Who pays the buyer’s agent?

That's set in your buyer agreement. Sellers and builders often agree to cover it as part of the sale, and if they don't, the agreement says what happens. It's always confirmed in writing before you make an offer.

Can we negotiate on price in Aledo right now?

Usually, yes. Homes in the city of Aledo sold about 2% under list in August 2026 after around seven weeks on the market. Repairs and closing costs are often negotiable too.

Do you help with acreage, wells and septic?

Yes. Acreage purchases need extra inspections (septic, well, survey) and a closer look at deed restrictions. Tristan builds those into the timeline from the start.
