Walsh buyer’s guide

Walsh is a master-planned community in west Fort Worth. It sits inside Fort Worth city limits, but its students attend Aledo ISD. That split is the single most common source of confusion for buyers, and it affects your tax bill, your city services and your school assignment.

Taxes and fees

Walsh homes pay a public improvement district assessment (PID #16) on top of Fort Worth, Aledo ISD and county taxes. The combined rate was 2.689% for the 2025 tax year in the Parker County part of Walsh, and 2026 looks slightly higher. Planning areas 1–3 pay about half the PID rate of newer sections. Before your first visit

Most builders want your agent named on your first visit. Text Tristan the builder and date, and she’ll meet you there or call ahead to register you. On most new homes the builder pays the buyer’s agent, so it usually costs you nothing. Tristan confirms that in writing before your visit.
