New construction agent Tristan Marino represents buyers at the builders in Walsh and across Aledo ISD. She is a Certified New Home Specialist, and her monthly incentive sheet lists each builder’s current offers so you can compare what you’d actually pay.

Before your first model-home visit, text Tristan the builder and the day you’re going. Many builders only let you bring your own agent if the agent is named on that first visit.

What she does at the builder

  1. Tristan registers you at each builder so you keep your representation.
  2. She compares rate buydowns, closing-cost help, upgrade credits and quick move-in discounts across builders. The best deal is often a finished spec home with the biggest incentive.
  3. She runs your monthly payment with the full tax rate. New communities usually carry a PID or MUD on top of the base rate, and in Walsh the combined rate was about 2.69% for 2025.
  4. The builder writes the contract. She reads it with you, including deposit terms, the construction timeline, what happens if the date slips, and what the warranty covers.
  5. An independent inspector checks the home before drywall and again at the end, and the punch list gets finished before closing.

Where she works

Tristan represents buyers at Walsh builders, including David Weekley, Perry, GFO, Toll Brothers, Highland and Drees, and in Parks of Aledo, the Kelly Ranch corridor, Country Hollow and Morningstar. The new construction guide covers each community.

Questions buyers ask Tristan

Why would I need my own agent at a builder?

The sales agent in the model home works for the builder. Your own agent works for you: comparing incentives across builders, reading the builder contract, and pushing on the items that are actually negotiable.

Does it cost me anything to bring an agent?

Builders usually pay the buyer's agent, but it isn't guaranteed. It's set in your written buyer agreement and confirmed with the builder before you sign.

Can I add an agent after I’ve already visited?

Often not. Many builders require your agent to be named on your first visit or registration. Text Tristan before you go and she'll register you.

Do I need an inspection on a brand-new home?

Yes. An independent inspector before drywall and again before closing catches problems while the builder still has to fix them.
