How to buy pre-owned here

  1. Get pre-approved first. In a buyer-leaning market you still want to move fast on the right house.
  2. Price it against the new homes nearby. Tristan runs the comparable sales and the builder incentives a buyer could get instead, then sets the offer from there.
  3. Inspect everything. Foundation, roof, septic and well on acreage, and the age of the HVAC. Repairs are negotiable.
  4. Check the tax bill for the actual address. No PID can mean hundreds a month less than a new home at the same price. Run it in the monthly cost calculator.
  5. Confirm the school. Attendance zones don’t follow neighborhood lines (schools).
